Winter Weather Update

UPDATE January 30, 2026:


We are monitoring a winter weather event forecast for this weekend, Saturday into Sunday, with snowfall currently projected in the 3–5 inch range. Very cold temperatures are also expected, which increases the risk of frozen pipes and other cold-weather impacts.

WHAT TO EXPECT & HOW WE’RE PREPARING

  • Snow removal equipment is being staged and salt supplies are being prepared for spreading at Freeman, Fitness Center, Racquet Sports Center, and Sea Colony Way from Annapolis House through Island House.

  • Primary plowing will begin once snowfall reaches approximately 3 inches, with initial focus on Westway Dr., Freeman Fitness Center, Racquet Sports Center, and Sea Colony Way from Annapolis House through Island House.

  • Community access gates will be placed in an open position during the storm and will remain open until conditions improve and roadways are cleared.

  • For safety, roaming security patrols will be suspended once snowfall reaches approximately 2 inches, with security staff stationed at Edgewater House during that time

FACILITIES & AMENITIES

At this time, most facilities and amenities are expected to remain open throughout the weekend, and no closures are anticipated. Should conditions change, updates will be shared with the community.


The promenade and beach crossovers remain closed and will not be cleared for pedestrian use until further notice.

FOR EAST SIDE OWNERS

  • Due to extreme cold temperatures, when turning on water, please allow it to run for a few minutes to confirm pipes are not frozen before vacating your unit.

  • Plowing on the East side will be limited to the main drive (Sea Colony Way) serving access between Annapolis House through Island House. Parking lots will NOT be plowed. All vehicles must be parked under the buildings, and parking permits must be displayed.

  • All East side access will be through garage and rear lobby entry doors only. Promenade-facing entrances, breezeways, beach access points, and crossovers will be CLOSED and blocked for no entry due to icy and snowy conditions. The promenade will not be cleared for pedestrian use.


Garden Unit Access:

Please park in the garage and use the interior garage staircases only. Use caution, as steps and walkways may be slippery.


Dog Walking:

Designated, limited dog-walking areas will be cleared under the garage area, closest to the rear lobby entry, for each East side building during the storm and managed by East Property Management.


Edgewater House Residents:

Refer to your property management company for guidance specific to your building.

FOR WEST SIDE OWNERS

  • If you are on property: When temperatures are expected to drop below freezing for several consecutive days—or below 20°F for several hours—please take steps to protect your pipes by allowing faucets to drip. A steady stream is not necessary; a slow, consistent trickle is sufficient (approximately one drip every three seconds or at least five drops per minute). Continue dripping until temperatures rise above freezing.

  • Open cabinet doors beneath sinks to allow warm indoor air to circulate around exposed plumbing.
